The following are some of our current service offerings…

• Reserve fund studies are recommended for all condominium association clients. Each study is completed by a Wisconsin licensed Professional Engineer (PE) with 20+ years of reserve study experience. The reserve study with included proprietary property engineering review can save your association thousands of dollars on future projects and reduced operating costs.

• Financial information can be viewed in real time. All financials will be uploaded to your own client portal. Portals are open 24/7 and provide the highest degree of security available.

• All vendor records will be available for up to seven years. All vendor invoices and payables will be cloud based. Late fees and interest will be processed on a monthly basis, statements are issued to delinquent owners, reconciliation of bank statements, preparation of monthly financial statements, reconcile accounts for tax preparation, prepare forms 1099 and 1096, keep all records and affairs of the association, including the operating documents, meeting minutes, copies of contracts, and records of insurance.

• Advise and assist the board of directors in the development of policies and procedures, advise and assist in the administration of the provisions of the governing documents, maintain a current roster of owners and directors, assist the association in the preparation of an annual budget, collection of monthly dues, general assessments, and monies due to the association, issue electronic communications, authorize and facilitate those activities which are necessary to maintain the property, on behalf of the association negotiate contracts for landscaping, snow removal, and other services, weekly inspections of the property for vendor performance.

• Our team will perform many different building repairs from the roof down. One of our strongest assets is our extensive background in facilities maintenance. This has allowed us to perform routine and non-routine building maintenance at a very high level. Our technicians perform routine general building maintenance, but our managers will investigate and outsource a number of special projects each year.
